Architecture & Building Design

Principal Designer Services Under CDM 2015 With APS Accreditation
In order to ensure the health and safety aspects of any given project, key decisions have to be made as part of the pre-construction phase with consideration given to all relevant legislation, most notably the Construction, Design and Management (CDM) Regulations 2015.
Under the CDM Regulations the client must appoint a Principal Designer (PD) on a construction project in writing unless they intend to assume these duties themselves. We can act as Principal Designer on a construction project with responsibilities for planning, managing and monitoring the coordination of health and safety aspects throughout the pre-construction phase of a project.
Our experience in design allows us to assist the client in reducing and eliminating design risks where possible at the early stages of the design process and work with the design team to mitigate risks where possible across the project.
Project design can be modified and adapted early on with health and safety being a key aspect of our design process to make sure that compliance is met for the requirements of CDM 2015.
Contract Administrator (CA)
On many of our projects whether as the lead consultant or a member of the design team, we can effectively prepare and administer the construction contract. We have a strong attention to detail in the preparation of documentation and management of CA duties with an understanding of client budgets and projects costs throughout the build phase.
Key responsibilities include preparation of schedule of works, NBS Specifications (Preliminaries), chairing of progress meetings, preparation of inspection reports and reporting directly to the client throughout the project.
Other duties also include issue and process of tenders, preparation of contract documentation, administering change control procedures, issuing instructions, variation management, site inspections and reporting, defects analysis, scheduling and rectification procedures, issuing contract certificates and agreement of final account.

Project Management & Employers Agent Services
As well as Contract Administrator services for clients we also provide project management and employer's agent duties which can cover several aspects of the CA role itself. Working on behalf of the client we assist in the development of the project brief with consideration to design, cost and time.
We work for the client to prepare the tender documents, set quality standards, manage the tender process and evaluate the Contractor's Proposals with analysis report to client. The appointment of a suitable contractor by the client is guided by us followed by the coordination of the design team members and regular cost reviews with the client throughout the project to ensure compliance with the project budget and programme.
These roles form part of our services to offer clients a turnkey solution to their project.
Visualisation Services
To allow our clients to better understand our design concepts we develop realistic visuals at the early stages of the project. Clients can then modify and adapt their projects accordingly to suit their brief and budget requirements.
This is a key aspect of our design process in order to accurately convey design ideas and work with the client, contractor and design team to strive for a realistic end product and built design. This also helps greatly in the planning phase of the project to work with local planning authorities in communicating the clients design with careful consideration to planning policy and guidance.
